By-Laws and CC&R's w/Overview

As an age restricted community governed by California law, Maplewood of Vacaville Owners Association has in place Covenants, Conditions, and Restrictions (CC&R's) and bylaws.  The CC&R's serve to foster and ensure the highest quality of life and overall community appearance for its residents.  Complete copies of the recorded By-Laws and CC&R's may be viewed by clicking on the following links:

Provided below is an overview of the current Maplewood of Vacaville Owners Association CC&R's:
 
Clubhouse Usage and Conduct
Guests must be accompanied by residents at all times.
Guests are limited to six per member’s household (four per household for the bocce ball court).
Guests under the age 18 shall be allowed in the pool and surrounding enclosed area during the hours of 11:00 a.m. to 5:00 p.m. daily.
No running, pushing, diving, or “horseplay” is allowed in and around the pool.
No animals, skateboards, skates, heelies or bicycles are allowed in the pool area and bocce ball grounds.
No smoking is permitted in the clubhouse, pool area or grounds.
 
Animals
A limit of three common domestic pets is allowed per residence, only two of which may be dogs.
When outside the residence or yard, dogs shall be on a leash, no more than six feet, and under the control of the owner.
Pet owners shall be responsible for immediate disposal of waste deposited by their pets anywhere in Maplewood.
No animal shall be left outside the residence when the owner/resident is not home.
The conduct of pets (including visiting pets) shall be the responsibility of the owner/resident anywhere within Maplewood.
 
Vehicles and Parking
Any trailer, camper, mobile home, recreational vehicle, boat or similar equipment may park on a temporary basis (not to exceed 48 hours) for purposes of loading and/or unloading prior to a trip.
 
Front, Side, and Back Yards
Architectural Review Committee approval is required  for any new improvements, construction, landscape modifications and changes in the owners front and side yards that are visible from the street, or in the back yard that are visible above the fence.
Includes but not limited to modification or replacement of the driveway (also requires Board of Directors approval), sidewalks, walkways, or steps; modification of landscape; gravel ground cover; artificial turf; modification or color changes to the fences; addition, removal and/or replacement of trees, large shrubbery or bushes; backyard trellises, greenhouses, addition or replacement of patio cover.  
 
Dwelling or Residence
Architectural Review Committee approval is required for repainting of the dwelling and/or trim within the original/current color palette.
Architectural Review Committee and Board of Directors approval is required for painting a dwelling with colors outside of the original/current color palette.
Architectural Review Committee approval is required for mounting a screen or security door; solar system; replacement of exterior light fixtures; placement of security lights; replacement of garage door; satellite dishes; replacement of windows and/or doors; addition or replacement of stone veneer on home; addition of water feature and/or pool.
 
Storage Sheds
Property owners must obtain Architectural Review Committee approval for any storage facility that extends above the fence line and is visible from the common area or from ground floor level of surrounding homes.
No storage facility shall exceed six feet in height from the midpoint of the roof.
